Gas Safety Certificate (CP12)
Renewed every 12 months
Unlimited fine · up to 6 months in prison

Every gas appliance, flue and pipework must be inspected by a Gas Safe registered engineer each year. A copy of the certificate must be served on tenants within 28 days, and given to new tenants before they move in.

Electrical Installation Condition Report (EICR)
Every 5 years (and between tenancies if older)

Fixed electrical installations must be inspected by a qualified electrician at least every five years. Any C1 or C2 issues must be remedied within 28 days, with written confirmation supplied to the tenant and local authority on request.

Energy Performance Certificate (EPC)
Valid 10 years · minimum E now, minimum C from 2028
Up to £30,000 (under proposed MEES reforms)

You cannot let a property with an EPC rating below E. From 2028 the minimum is expected to rise to C for new tenancies and 2030 for all tenancies. Government enforcement is moving from fixed £5,000 caps to £30,000.

Smoke & Carbon Monoxide Alarms
Tested at the start of every tenancy

A working smoke alarm on every storey, and a CO alarm in every room with a fixed combustion appliance (excluding gas cookers). Defective alarms must be repaired or replaced as soon as reasonably practicable once notified.

Tenancy Deposit Protection
Protected & prescribed info served within 30 days
1×–3× the deposit · Section 21 invalid

Deposits must be held in a government-approved scheme (DPS, MyDeposits or TDS) within 30 days of receipt, with the prescribed information served on the tenant and anyone who paid the deposit on their behalf.

Right to Rent checks

Landlords must verify that every adult occupier has the right to rent in England. Civil penalties for non-compliance rose sharply in 2024, and repeat breaches can carry criminal sanctions.
