Every gas appliance, flue and pipework must be inspected by a Gas Safe registered engineer each year. A copy of the certificate must be served on tenants within 28 days, and given to new tenants before they move in.
We book the engineer 30 days before expiry, serve the certificate digitally to tenants, log acknowledgement, and store the record in your Pulse vault.
Fixed electrical installations must be inspected by a qualified electrician at least every five years. Any C1 or C2 issues must be remedied within 28 days, with written confirmation supplied to the tenant and local authority on request.
We schedule inspections, project-manage remediation works with vetted contractors, and supply confirmation to tenants and councils.
You cannot let a property with an EPC rating below E. From 2028 the minimum is expected to rise to C for new tenancies and 2030 for all tenancies. Government enforcement is moving from fixed £5,000 caps to £30,000.
We benchmark the EPC, model the cheapest route to a C rating, sequence works around tenancies and apply for available grants on your behalf.
A working smoke alarm on every storey, and a CO alarm in every room with a fixed combustion appliance (excluding gas cookers). Defective alarms must be repaired or replaced as soon as reasonably practicable once notified.

Deposits must be held in a government-approved scheme (DPS, MyDeposits or TDS) within 30 days of receipt, with the prescribed information served on the tenant and anyone who paid the deposit on their behalf.
