Tenant Fees
Under the Tenant Fees Act 2019, the only payments we can ask a tenant for are the ones listed below. Anything else is prohibited.

Permitted payments
- Rent — as agreed in your tenancy agreement.
- A refundable tenancy deposit — capped at five weeks' rent where the annual rent is under £50,000, or six weeks' rent at or above £50,000. Protected in a government-approved scheme.
- A refundable holding deposit — capped at one week's rent, to reserve a property.
- Payments for variation, assignment or novation of a tenancy — capped at £50 (or reasonable costs if higher) when requested by the tenant.
- Payments for early termination — only where the tenant requests it, and capped at the landlord's actual loss.
- Utilities, communication services, TV licence and council tax — where the tenancy agreement requires the tenant to pay them.
- A default fee — for late rent (after 14 days) or a lost key/security device, capped under the Act.
Tenancy deposits
Deposits taken for assured shorthold tenancies are protected in a government-approved scheme within 30 days of receipt, and prescribed information is served on tenants.
Client Money Protection
Ekko is a member of Client Money Protect (CMP) (membership no. CMPXXXXX). This means tenant and landlord money we hold is insured and protected in line with the requirements of the Client Money Protection Schemes for Property Agents Regulations 2019.
Redress scheme
Ekko is a member of The Property Redress Scheme (membership no. PRS015905). If you have a complaint we cannot resolve, you can refer it to them — see our complaints procedure.
